Digital Surveillance Revolutionizes Property Maintenance – More efficient energy use and faster problem-solving
Digital surveillance of properties is becoming increasingly common and has, in recent years, transformed how property companies manage maintenance and operations. By using sensors and digital solutions, companies can identify and address issues before they impact tenants. Alingsåshem, which has adopted this technology, shares its experiences and how it has led to greater efficiency and energy savings.
“We can detect problems early and resolve them quickly, which saves money and improves our service. The fact that it’s so easy to install and use – it’s truly ‘plug and play’ – means we can implement the systems hassle-free,” says Michael Skjaerbaek from Alingsåshem.
Alingsåshem primarily uses sensors to monitor its facilities. Among the equipment from Wideco are temperature sensors like the EM300-TH and Adeunis dry contact. These are used to monitor key components in properties, such as ventilation systems, utility rooms, and sump pits.
Customer Satisfaction and Energy Savings
Digital surveillance has already proven to offer many benefits. A concrete example is how Alingsåshem can act before customers even notice that something is wrong. With monitoring in place, they can often respond and solve problems before a fault report is submitted. This has led to noticeable improvements in customer satisfaction. At the same time, the technology contributes to energy optimization and cost savings.

Practical Example – Swift Action on Drainage Issues
One example of how the monitoring works in practice is a project on Sävevägen. After Alingsåshem installed an alarm transmitter in a sump pit and oil separator, drainage problems were detected. This led to unpleasant indoor odors, but thanks to quick identification via the monitoring system, the issue was resolved before it became a larger problem for tenants.
Future Needs – Focus on Energy Measurement and Leak Detection
The goal is to further streamline operations and ensure that all systems function optimally.
“We strive for full control over energy consumption and our systems. This is crucial for operating our properties as energy-efficiently as possible,” concludes Michael Skjaerbaek.
Digital surveillance of properties is here to stay and will likely continue to transform property maintenance and energy management in the future.
Automated Systems and Quick Response
An important next step for Alingsåshem is to further develop their monitoring by introducing more automated systems. The vision is to implement automatic systems that enable automated responses to certain events. This would allow them to act quickly in case of alarms or deviations, providing even greater control and speed.
